Virtual staging popped on the scene this past year for many reasons. Two top reasons were homes left vacant then the homeowner that wanted to be more competitive and update to sell against the competition. How to stage and the level of investment are as varied as the needs of my Seller and their pocketbook. It can be everything from removing wallpaper and painting up to leasing furniture on a monthly basis. But if you are looking for a cost effective alternative then Virtual Staging is an option. When listing your property I take photos for your virtual tour and I take additional photos for the virtual staging process. I then pass those photos onto a company I work with to place furniture and give it the look and feel that we think will appeal on-line. Furniture is sized for the room so if a Buyer loves the look they can use it to purchase similar furniture! In return I get a CD with the staging photos along with 8x11 color photos. I then incorporate the staged photos into the on-line listing information and the virtual tour and the color photos are part of the sales binder placed in your home for Realtors. Buyers get to see the before and after staging results on-line and in person.
