...And So It Goes

I recently returned from a business/vacation trip to Tennessee and western North Carolina and the second home market in select areas seems to be slowly recovering. In the Blue Ridge Mountain town of Blowing Rock, North Carolina, prices seem to be down about 10-12% from last year…an undramatic shift. The market there seems to mirror the second home market in Walworth County, Wisconsin. While prices have come down – and continue to do so, prices in the second home market have been generally less affected. The good news is that with interest rates still low, prices realistic (if not downright bargains), and winter on the horizon, sellers may be more motivated to negotiate in the next few months. Take advantage of the glorious weather ahead to snag a terrific second home for the future.

Some recent, excellent values in the Walworth County area include: a lakefront home listing for under $1.6million (Geneva Lake) that had an accepted offer within the first 4 days on market; a vintage Dutch Colonial just north of the lake in Lake Geneva that had cars lined up 10 deep during our company-wide open house last weekend (priced under $280,000); and a beautiful, 5,000 square foot, 3 story new construction model on a pond at Geneva National Golf Club with a seller who’s saying “bring me an offer!” The next time you’re thinking about “buying a second home…sometime,” remember there really is no time like the present…and if you’d like to chuckle about the crazy state of real estate in some areas (namely Las Vegas) enjoy this recent story.
