Lake Geneva Lake Access
I just listed a home that has lake access to Lake Geneva along with an acre of land, a boat slip, pier and wave runner ramp. When Lake Geneva started to develop families took stock into what they wanted to have as their surroundings in addition to having access to the lake. Not everyone can be on the water’s edge but lake access gives many families an economical way to have a house, a pier, association frontage, and possibly a boat slip. So it is with the Ara Glen Association. There is a long history with this Association and Lake Geneva but one of the advantages is that the association is only 7 member families. Each family opted to invest in an acre of land with private wells and then share in the 60 feet of frontage on Lake Geneva with over an acre of green space, a huge pier where every family member has a boat slip and in the case of my new listing electricity out to the deep water slip.
No waiting list for the boat slip nor the wave runner ramp. Another advantage of having a home that is not directly on the lake are your yearly real estate taxes. Right now lake front home taxes can be anywhere from $20,000 to $37,000 a year. This home’s 2008 taxes were $8700 and the yearly dues are $600. N2439 Ara Glen was custom built by its current owners as a walk-out ranch. It has 4 bedrooms, 3 baths, two decks, two patios and an attached 3 car garage. You could experience a savings of over $20,000 on your taxes and enjoy all that lake living can offer. What to do with the money? Maybe put in a pool, as did a neighbor and purchase that cart for the walk to the Lake!
