Whitewater lakefront sales: 2006 vs. 2010
Are you thinking about a buy on a lake in Southeastern Wisconsin? Still worried pricing isn’t at a low for the area you are shopping? Think Whitewater Lake!
A little research reveals that the area is selling well with a total of 8 sold lakefronts, and there is one more set to close over the million mark before the end of the year. Those closed figures are going to match 2006.
Do some buyers have a little inside information? Let me fill you in! Today’s sales price on Whitewater is virtually the same today as it was in 2006. This is good news if you are a buyer – the bottom is here!

What about me – the seller? An owner in 2006 was able to average 95% of list to sales price, and that same seller will average 88% list to sales price in 2010. Hopefully as a seller you invested at a good price, and you are able to liquidate your asset at a breakeven or better yet – a profit. If not, you are going to have to make a hard decision about carrying costs vs. what part of your life you are willing to delay while you squeeze a few more bucks out of the property.
