Walworth County Wisconsin Sales Profile
Why hasn’t my house sold? A hard question to answer off the cuff, but when you take into consideration that there are currently 680 homes in the $229,900 price point active in our MLS – it takes some of the wind out of the complaint. Couple that with 48 listings showing an accepted offer, the tax credit coming to a close, and the interest rates ticking up – it could be as simple as price!!
Let’s start with an overview of the price point of $229,900 and under and see what happened in the past.
- 2009 saw a total of 103 single family homes sold from 1/1/2009 to *4/11/2009.
- The average sold price was $131,770.
- The average days on market were 127 days.
- The average percentage off the list price was 7%.
What about this year – 2010?
- 2010 has seen a total of 122 closed single family homes in the same price and time frame.
- The average sold price went up to $139,152.
- The average days on market lowered to 122 days.
- The average percentage off list price remained the same at 7%.
What does that mean to me as Seller? The demand is slightly up, the price point has increased a little, but the buyers are still averaging a 7% discount off of the list price. Today’s seller needs to stand above the competition. It is a large pool to pick from, so don’t get lost in the crowd being “average”.
What if I am a buyer? Time is running out for you to take advantage of some tax incentives as well as some great interest rates. Sift through the clams to find the pearl! If you like an area, style, or town – investigate if it is worth looking at in person. Not all agents are great photographers, so take the next step after viewing on line – make the appointment!
