Lake Geneva Lakefront Sale Gives a "View" into the 2011 Market

The Lake Geneva lakefront market promises another exciting year for buyers in 2011. The first lakefront sale of the year closed just a day or so ago for less than $2,000,000. Originally listed at $2,490,000, the property was priced at $1,995,000 at the time of the sale and sold for $1,850,000. The property offered views down the length of Geneva Lake from Fontana to Lake Geneva, had 89 feet of frontage and a pier that could accommodate a 40’ boat. While the house needed a major overhaul, property similar to this lot sold several years ago for more than a million above this sale price. Whoever says, “there are no more deals on Lake Geneva” needs to study sales over the last 13 months. Prices on this lake have lowered the bar creating less of a price/value dichotomy between waterfront properties on Geneva and lakes such as Lake Beulah, Lauderdale and Delavan. If the market rallies in the coming months, lakefront buyers would do well to begin their lakefront search in earnest before prices begin their determined crawl up the price scale.
