How are the single family homes selling in Walworth County?

“How are the homes selling in the Lake Geneva are?” is a popular question these days, so I decided it is always best to have the facts. I am really happy to wave the banners with a report that the $200,000 and under range for single family homes has closed 229 sales in Walworth County from the first of the year to June 17th, 2011. That is a few more than we had recorded in our MLS for the same time frame in 2010 (227). Granted there are still 117 unsold homes under $100,000 with another 517 being offered in the $100,000 to $200,000 ranges, but they are selling!

What if I have a specific area or town like Williams Bay or Fontana for my get away? Everybody has certain criteria or features they have on the “wish list.” If you are committed to a certain area or town it will narrow the options down, and it could limit the flexibility of price for you as a buyer. If you are more focused on meeting your overall goals of the purchase, I think you will be more likely to get a better buy with an open minded approach.

What if I am a seller in this lower budget range? Price is going to be the most attractive feature in today’s real estate market. The secondary points will be location, condition, and curb appeal. Buyers are looking for the most bang for their buck, and the seller has to be ready to deliver all of the above to be the price war winner.
