How Home Sales in Geneva National, Lake Geneva, WI are Supposed To Work
Yesterday’s home sale in Geneva National, Lake Geneva Wisconsin’s premier golf community, was one of the best examples of how buying and selling real estate is supposed to work. The buyers were my customers, and the sellers were clients of another Keefe Real Estate agent and colleague.

To start, the property, though similar to other properties in Geneva National, moved ahead of the competition on two levels: it was priced very competitively and was staged very nicely.
Secondly, the owners and their agent accommodated each showing, so the buyers were able to see the property at different times of day and under different circumstances.
Thirdly, when it came time to make an offer, the buyers were very realistic about the amount. They had market information in hand, both of listings currently on the market , and those which had recently sold, and putting themselves into the sellers’ shoes, were not so much concerned with getting “a steal” as with getting value for their money. Knowing the owners have another property in Geneva National they wanted a “good neighbor” relationship from the start. Consequently, when a few issues came up as a result of the home inspection, the sellers were in a frame of mind to accommodate the repairs. Neither party allowed emotions to cloud the facts of the transaction.
The buyers worked with a lending agent at the local M&I Bank in Lake Geneva, who provided excellent and timely service and helped them jump through all the mortgage “hoops”. And finally, the agents for Knight-Barry Title Company in Lake Geneva coordinated with all parties, so that the closing table was not just an exchange of keys but a gathering of new “good neighbors.”

For a limited time, greens fees at any one of 3 signature courses at Geneva National Resort are only $39 (probably until the greens turn “green.”) For those looking to golf in the Lake Geneva Wi area all season long, the Gold Card is a great option. The Difference Between Buying Real Estate in Walworth County and Buying Real Estate in Chicago
The difference between buying real estate in Chicago and buying real estate in Walworth County in the current market is marked. When I read the Sunday edition of Chicago Tribune Real Estate Section each week I’m stunned to see numerous real estate auctions advertised. Why just last week, I passed up the opportunity to bid on a lakefront condo overlooking Lake Michigan and just minutes from Watertower Place for a mere pittance.
I thought to myself, if only buyers would realize that Walworth County isn’t awash in high end foreclosed properties with prestigious addresses. Currently, the only high end foreclosure I’m aware of is a gorgeous, beautifully crafted, new construction home in Geneva National Golf Club listed with our company for $1,295,000. A winner in the Lakeland Builders 2008 Parade of Homes, this 4+ bedroom home with spectacular golf course and lake vistas has been reduced from $2,200,000. The quality and design that have gone into this residence are outstanding – and some lucky buyer will eventually negotiate a sale on this treasure; but at over $1,000,000 it doesn’t compare to some of the deals and steals I’ve seen in Chicagoland.
The difference between buying foreclosures and short sales in Chicago and buying them in Lake Geneva, Fontana, or any of the high profile addresses in Walworth County? Buying in this market will get you a great value at a great price, but if you’re looking to steal the deal of the century you may have to look elsewhere. Walworth County has not experienced the severe price deflation seen in other areas, so when you buy here, you’re buying in an area that has historically appreciated at a steadier pace. Lakefront properties, for example, do not experience severe depreciation; thus, while you may be able to purchase a lakefront home for less than you might expect, you will pay more than you had hoped. Bash on the Bayou at Kirsch’s French Country Inn on Lake Como
I’ve been recommending this wonderful summer Sunday afternoon entertainment to friends and visitors to the Geneva Lake Area, and I finally took my own advice this past Sunday. The Bash at Kirsch’s French Country Inn features a live band, dancing, and food and beverage service on the large deck and beachfront on Lake Como. This week’s featured Band was The Yard Dogs. There are five more Sunday afternoons scheduled, featuring Reverend Raven and the Chain Smoking Altar Boys,Copperbox, and Kevin Purcell and the Nightburners.
There’s no better way to enjoy, the people, the lake, and the scenery. It’s the perfect end to a weekend “at the lake”.

Pool Party! Enjoying Life at Geneva National Golf Club
Last weekend the Swim and Racquet Club at Geneva National Golf Club, Lake Geneva Wi was buzzing. At Geneva National, all owners are Swim & Racquet members, a nice amenity that all can enjoy. These points and the cost to maintain your home along with the neighborhood or building you live in are no different whether you are in Chicago, Illinois or in Lake Geneva, Wisconsin.
Some background. Geneva National is made up of individual condominium communities, or neighborhoods if you will, and every condominium community has its own operating budget. On top of that budget is the budget for the Geneva National community overall. Each owner has a monthly bill that includes the association dues for its condominium and then dues for the community. Association dues can range from 390.00 to 762.00 a month for maintenance free living. Single family home owners also pay association dues and they are a flat fee of 261.00-271.00 a month.
Every homeowner in Geneva National shares in the costs of the care and maintenance of 22 miles of roadway, two gated entrances, security, professional management and maintenance, 3 pools, 4 tennis courts , a playground area, sewer and water, garbage (scavenger) services along with insurance for common areas and capital projects. That adds up! We are a small village unto ourselves with close to 1100 homeowners ,1800 picturesque acres of land, ponds, road, and walking paths.
To really bring it home lets take a look at an established condominium community called The Turn. Phase 1 of The Turn is located on the Palmer 8 and its condominium fee for 2009 is a total of 511.50/ month. It is broken down into two figures - $281.86 a month for The Turn and $229.64 a month for the Geneva National community. These pie charts will give you a great visual of where the dollars go to keep the return on your home investment where it should be. And being that this is an established neighborhood these dollars are well defined.
Comparison shopping on association dues will show you that Geneva National is in line with other communities of our size, difference in structures, and care and maintenance of our green areas. The Square Foot Equation=Value
I am a The Today Show morning person and while tuning in this week Barbara Corcoran ‘real estate guru’ was one of Matt’s interviews. At times, I have had a hard time with Barbara because she paints with a very broad brush and the Midwest gets caught in the sweep of her all inclusive statements. Real estate is local! But while chatting about the market and that ‘it is the absolute time to buy’ (YIPPEE) part of her recommendation was to determine the price per square foot. Price per square foot is a good factor when comparing properties and it becomes even more important when determining if you are deciding to purchase now or build. With that in mind let’s take a at two properties on the market in Geneva National and their square foot cost.
In my last blog I mentioned four home sites that ranged from $130,000 to $270,000. The average list price of those four is $202,000. 1851 Prestwick, Lake Geneva, WI is currently on the market for $550,000 and it is located on a beautiful wooded site that slopes down to the Palmer 7. Hosta's and trees are a natural barrier to the golf course and allow for birds, deer and shaded privacy. This walk-out ranch has over 3600 square feet of living space. If you subtract the previously determined $202,000 for the land the house has a value of $348,000 with a square foot cost of $96.67 a square foot. $96.00 dollars... that is not only an amazing value but for that price you can easily afford to rip out the carpeting and put in wood flooring. One more note - the land next door sold for $180,000 and it is a smaller parcel. Using that figure for the land, 1851 Prestwick still comes out to $102.77 a square foot. This home has been updated and you just can’t find a more beautiful piece of land with the Prestwick address.Posted By:

The Hunt Club - One of my Favorite Restaurants in the Lake Geneva Area
The Hunt Club is one of my favorite restaurants in the Lake Geneva area and this coming Thursday, December 11 is their next wine dinner. The Chef is going for a “corker” of a theme with ‘Christmas Down Under’. No shrimp on the barbie, but there will be seared Kangaroo loin and Crocodile Ravioli to expand your food groups…hmmm. 6:30 p.m. and you can call 262-245-7201 for reservations with Brent, the GM. It’s $55 a person plus tax and tip. I have been to two wine dinners and fully enjoyed them. Lots of wine, great food and new friends. And you know, this time of year truly showcases the Hunt Club. Maybe it is the warmth of the fireplace and the smell of the crisp greens but the cozy dining area overlooks the Player course and then opens to sweeping views of Lake Como. Just an added touch of ambience past the lighted Christmas tree. Right now snow is falling, adding to the lit winter scene and welcoming warmth of the front door step. And, then there is Jack and Jen. Stop in on Wednesdays and Fridays to find Jack behind the bar and Jen servicing tables. More warmth from good people. Geneva National? Geneva National!
You know it dawned on me that I was writing about Geneva National but many people just don’t know the neighborhood. I do. I live here. Geneva National is situated between downtown Lake Geneva and Williams Bay with the entrance off of Hwy 50. Originally it was the estate of the Crane Plumbing family and the Hunt Club Restaurant was originally their hunt club. I can only imagine what it was like to own this amount of acreage (1800) in the Lake Geneva area during the last century and I certainly don’t recollect knowing of this estate as a child. Pretty amazing. There are high points on this property where you can stand and overlook Lake Geneva and Lake Como. Currently, this is a residential community built around 3 premiere golf courses and golf is not what everyone does. In fact, only about a third of the folks play golf but everyone enjoys the beauty it provides. Just a note, the Geneva National Golf Club is run separately from the community and so it is an amenity you can choose to use or not. This is a neighborhood so the age mix includes school buses, professionals, retired folks that live here 6, 8, 10 months of the year and then we have what I call my ‘permanent part-timer’s’! This group includes everyone that is here on the weekends! It is so easy to bop up here and spend a few days and all animals are welcome. Geneva National has paw prints everywhere. How can you live here? There are so many options and so many price points! There’s new construction, resale, condos, single family homes and land. It just depends on what you want to have. Winter in the Lake Geneva Area
Your treadmill has moved outdoors! Just because it is winter in the Lake Geneva area doesn’t mean my athletic activities go by the wayside. No need to hit the incline arrows when I am jogging or walking in and around Geneva National. The five mile loop around the community has a variety of hills (45 degree inclines can really do the trick) along with valleys that can make any morning work-out fantastic. You can also add to your heart rate activity by taking off on the inactive golf cart paths and winding your way around through the crystal winter landscaping that is a natural part of the area. High peaks give you full views of Geneva Lake and Lake Como. Lush evergreens, Christmas décor, woodsy smells and early morning fireplaces are part of the oxygen intake. Deer meet you at many places and the wild turkeys just add to the day. Grab your shoes, grab the dog, add your IPod and come to visit. The hills or the views will take your breath away. See you on the streets.
