Walworth County – Million Dollar Buyers are harder to find!
The first of any new year is always a time to go back to see how we did in 2009 compared to the past. 2010 is no exception!
I believe it is more imperative now to review recent records to help determine a course of action now – regardless if you are a Buyer or Seller this year.
An owner should be noticing when the most sales occurred. Armed with that information sellers and their agent can make an educated guess as to when they want to their home to sell. Sellers please note: Keefe had 12 out of 19 listings in the $1M+ price point.
We also dominated with 13 out of 19 buyers brought to closing in that price range. A buyer reviewing these stats should understand when the best selection will be available, but keep in mind that selling season is considered the height of the market. Maybe it is time to brave the cold and see what got passed over last fall that you can buy at a value price today. Call me with additional questions or to schedule your appointment.

It is a new year Sellers - have a new attitude!
I had an interesting experience on New Year’s Day. I had the opportunity to show some property to qualified Buyers in the $400,000 range. (That is one of the price ranges that has had less than steller sales in 2009).
I had 4 homes lined up for viewing, and they had all been alerted that we would be coming thorough well in advance. There was only one out of the four that had the driveway plowed and the sidewalks shoveled in anticipation of our showing. We wrote an offer on the home with the Seller ready to sell!
It got me thinking! We encourage Sellers in warmer weather to keep the lawn manicured, the bushes clipped, the leaves raked, but we have missed the winter staging step of shoveling and plowing!
That is why I want to remind you sellers – it is a new year. There are indications that the market will be a better sales climate in 2010, so show the Buyers as well as the agents accompanying them that you are ready to show and sell this year!

Walworth County 4th Quarter stats - Happy New Year!

Wow! I have been doing some statistics for the 2009 sales year, and I am excited to tell you it is looking like a happy 2010!
For example, when you look at the total number of sales for the Village of Williams Bay at 44 closed transactions for the last 12 months, and then figure out that 19 of those are all in the last quarter. You cannot help but feel upbeat.
Some other noteworthy towns for ending 2009 4th quarters are: Linn Township with 45% (10 out of 22) of their
total sales in the last period, Lake Geneva at 40% (20 out of 50), Bloomfield with 36% (22 out of 61), Delavan was at 34% (43 out of 127), East Troy at 31% (17 out of 54), and Elkhorn at 31% (25 out of 81).
All of these figures are fact from our recorded sales for single family homes in Walworth County through our MLS. I am always happy to chat about market conditions or trends anytime.
